Buying a home in Oakville

For Buyers

Find the one
you'll want to keep.

Buying a home is equal parts head and heart. We handle the search, the showings, the negotiation and every detail in between — so your energy goes to the part that matters: deciding where you want to live.

Why Buy With Us

The right house is
only half of it.

Anyone can send you listings. The value is in knowing which ones are worth your Saturday — and what the one you love is actually worth.

We've been selling in Oakville for over 35 years. We know which streets hold their value, which school catchments move a price, and which "renovated" listings are hiding something. You get that read on every home you walk into — along with a team handling the paperwork so nothing stalls between offer and keys.

01

Homes before they're public

Our agents share exclusives and coming-soons across both offices, so you hear about some homes before they hit the MLS®.

02

An honest read on value

Before you write an offer you'll see what comparable homes actually sold for — not list prices, and not a guess.

03

Negotiation that holds

Decades of deals on both sides of the table. We know when to push, when to wait, and when to walk.

04

The right people on call

Inspectors, lawyers, lenders, trades — the ones we'd use ourselves, introduced when you need them.

05

Nothing slips

Our admin team tracks every condition and deadline on your file, so nothing expires while you're living your life.

06

Still here after closing

Contractor recommendations, market updates, a second opinion years later. Most of our business comes from people we've already helped.

How It Works

From first conversation
to keys in hand.

Six steps. Click through to see what happens at each one.

Step One

The first conversation

We sit down — in the office, on a call, whatever suits — and talk through what you're looking for, where, and when. No commitment and no paperwork. Just a clear picture of what you want and what's realistic in today's market.

Step Two

Getting your financing sorted

Before you fall for a house, you'll want to know your number. We'll connect you with lenders and brokers we trust to get you pre-approved, so when the right home appears you can act the same day rather than scrambling to arrange financing.

Step Three

The search

You'll get new listings as they come to market, filtered to what you actually asked for — plus exclusives and coming-soons from inside the brokerage. Then we go see them, and we'll tell you honestly when one isn't worth your Saturday.

Step Four

Writing the offer

You'll see what comparable homes actually sold for before we settle on a number. Then we structure the offer — price, conditions, closing date, deposit — to be as strong as it can be without putting you somewhere you shouldn't be.

Step Five

Conditions and inspection

Offer accepted — now the clock starts. Inspection booked, financing finalized, lawyer briefed. Our admin team tracks every date on your file and tells you what's coming before it's due, so no condition ever expires by accident.

Step Six

Closing day

Final walkthrough, lawyers exchange, keys in your hand. And we don't disappear afterwards — contractor recommendations, market updates, or a second opinion in five years when you're thinking about the next move.

Common Questions

What buyers ask us
before they start.

Not seeing your question? Call the office — we're happy to talk it through with no obligation.

More than most people realize, and most of them have to be set up before you buy. The First Home Savings Account gives you a tax deduction going in and tax-free growth and withdrawal coming out. The Home Buyers' Plan lets you pull from your RRSP toward a first home without the usual tax hit, provided you repay it on schedule — and the two can be combined, which is where a lot of first-time buyers find their down payment. At closing, Ontario offers a rebate on provincial land transfer tax, with a separate municipal rebate in Toronto. Limits and eligibility rules change, so we'll go through what currently applies to you and introduce you to a broker who can confirm the numbers.
In most resale transactions the seller's listing agreement covers the commission paid to the buyer's brokerage, so you typically aren't writing us a cheque. Arrangements do vary by listing, so we'll go through exactly how it works on any home you're considering before you sign anything.
It depends on the purchase price and the mortgage you qualify for, and the minimums are set federally rather than by us. A mortgage broker can give you a real number in one conversation — we'll introduce you to one we trust, and you'll know where you stand before you start looking.
Land transfer tax, legal fees, the home inspection, title insurance, moving costs, and any adjustments at closing. We'll walk you through the full list early on so the final numbers are never a surprise.
There's no universal answer — it depends on your financing, your risk tolerance, and what the market is doing at the time. This is worth a real conversation rather than a rule of thumb, and it's one of the most valuable ones we have with clients.
The search is the unpredictable part — some buyers find it in two weeks, others take six months. Once an offer is accepted, closing is usually somewhere between 30 and 90 days depending on what you and the seller agree to.
We'd always rather you had one. In competitive situations some buyers go in without a condition — if that's where you land, a pre-offer inspection is often the better route. We'll tell you plainly what the trade-off is in your situation rather than making the call for you.
We'll tell you what we know about the competing offers, what the home is genuinely worth, and where we think it lands. Then we'll set a number together — and we'll tell you when to stop, which is the part that actually protects you.
They get mixed up constantly. The deposit is due shortly after your offer is accepted — usually within 24 hours — and it's what shows the seller you're serious. The down payment is the larger amount you put toward the purchase at closing, and your deposit counts toward it. What matters practically is that the deposit has to be available fast, so it's worth knowing where that money is sitting before you write an offer.
Often. We do video walkthroughs, send detailed notes and photos, and act as your eyes on the ground. Plenty of our clients have bought here before ever setting foot in the house.
